A concrete slab moves moisture up into whatever sits on it, and South Florida slabs do it year-round. That one fact rules out some floors entirely and changes how the rest get installed, so it's the right place to start the comparison.
Luxury vinyl plank is the all-rounder: fully waterproof, soft and quiet underfoot, and forgiving of small slab imperfections when it's floated. Glued down, it's rock solid and handles big open floor plans without the hollow sound. It's the floor we install most, and the one we recommend for families, pets, and rentals.
Laminate costs less and looks convincingly like real wood, and the newer water-resistant lines hold up well indoors. It does need a vapor-barrier underlayment on slab and strict expansion gaps, because humidity swings are what make a laminate floor buckle. Done right, it's a great budget choice for bedrooms and living areas.
Porcelain tile is the most durable and the coolest underfoot, which matters in August. It's completely waterproof, won't fade in the sun, and comes in everything from marble-look slabs to wood-look planks. The trade-off is that it demands a flat slab, a leveling system, and more labor, so it costs more to install. For kitchens, baths, and whole-house floors that have to last decades, it's hard to beat.
